Commercial Property Inspection

Commercial Property Inspection

Before you invest in a commercial property, you need to make sure that you’re aware of safety issues or defective materials that could cost you money to resolve. We can perform this comprehensive inspection for commercial properties of any size, whether it’s an industrial building or a small storefront.

Pre Listing Inspection

Pre-Listing Inspection

We strongly encourage you to hold off on making your listing for a home until you schedule this inspection. We’ll arrive to the home you’re planning to sell to perform a full evaluation of the readily accessible components, providing a detailed explanation of defects or potential safety issues that are present. This information will give you an opportunity to address anything that could make it more difficult to successfully sell your home.

New Construction Inspection

New Construction Inspection

Before the builder’s final walkthrough of your new home, you should contact us so that we can make sure that the property is free from any safety issues or material defects. Scheduling the inspection during this time will ensure that the contractors are still available to correct any issues without excessively delaying your move-in date.

New Construction Phase Inspection

New Construction Phase Inspections

This inspection is a proven method for ensuring that construction on a new home is completed correctly, safely, and in a timely fashion. We’ll perform the inspection at several times during the construction process, all the way up to the builder’s final walkthrough, identifying any issues along the way so that they can be remediated without having to backtrack.

11 Month Warranty Inspection

11th Month Warranty Inspection

If your new home features a 1-year warranty provided by the builder, then you should schedule this inspection in the months leading up to the warranty’s expiration. We’ll carefully evaluate the property, searching for any issues that were either overlooked during construction or that have emerged since you first moved in. Depending on the nature of the issue, your warranty may prevent you from having to pay for repairs out of pocket.

4 Point Inspection

4 Point Inspection

This inspection will determine if a home meets the minimum property standards demanded by most insurers so that you can be confident that your prospective investment will qualify for coverage. We’ll evaluate four primary areas of the property: the HVAC, electrical, plumbing, and roofing systems.

Loan Draw Inspection

Loan Draw Inspections

This is a multi-phase inspection that will ensure that construction on a new home remains compliant with the original loan agreement throughout the build process. We’ll start by looking over the terms of the loan to familiarize ourselves with the lender’s expectations. We’ll then arrive to the property at several different stages of the build to verify that the terms continue to be met in order to prevent stressful and potentially costly delays.

Re Inspection

Re-Inspections

Before you invest in a home, it stands to reason that you’ll want to make sure that any issues that were discovered during our previous inspection have been corrected. For this inspection, we’ll return to the property to evaluate any repairs that have been made, checking for any additional issues that should be addressed by the seller.

Mold Inspection Testing

Mold Inspection

To protect your home and health, it’s important to make sure that a prospective investment is free from mold contamination. This inspection will assess a home for any signs of mold—and if mold happens to be discovered, we’ll send a sample to a local laboratory for identification so that the problem can be effectively remediated.

Radon Gas Testing

Radon Testing

Radon gas forms naturally underground and is typically contained there. But sometimes, the gas can escape through the surface and penetrate the structure of a home. This is problematic for people living in the home because radon is a radioactive gas that can be a major health risk. And to further complicate the matter, radon is odorless and invisible, making it a challenge to detect. We’re trained and equipped to detect radon so that prospective homebuyers can be assured that their future home is safe.

Wood Destroying Testing

WDO/Termite Inspection

Termites can tear through the structure of a home, resulting in extensive, costly repairs that can be a huge burden for homeowners. Before you commit to a home purchase, you should schedule this inspection to ensure that there is no hidden termite damage that could potentially become your responsibility.

Our inspections start at just $350.

Alpha Property Inspections LLC takes exception to the belief that the homebuying process always entails considerable risk. When you’re confident in your knowledge of the home’s condition, the risk involved can be drastically reduced—and our home inspections are designed to give you every bit of confidence you need.
